Form 12

Do You Actually Need a Form 12?

A Form 12 is typically required when:

✔ Structural works have been completed
✔ A certifier requires inspection confirmation
✔ Retaining walls, slabs or structural elements need sign-off
✔ Construction stages must be certified before continuation

If you’re unsure — that’s normal. Many clients contact us simply to confirm whether a Form 12 applies to their project.

A Form 12 Certificate is required in Queensland when a building certifier needs confirmation that construction work has been completed in accordance with the approved plans and relevant Codes. It is often used for inspections of structural works, uncertified building elements, or upgrades such as reroofing, extensions and repairs.

A Form 12 is an official inspection certificate that confirms building work has been reviewed by a suitably qualified person and meets the required standards. Certifiers rely on Form 12 certificates to finalise approvals or to confirm rectification has been completed correctly.

At JC Engineers, we provide thorough, professional inspections and clear documentation so you can close out compliance items without delays or confusion.
