Project Overview
JC Engineers was engaged to provide Operational Works (OPW) engineering services and project management for a proposed 1 into 2 residential subdivision. Following the client briefing via email and video call, our team developed a comprehensive scope to support the delivery of the subdivision, ensuring all engineering, compliance and coordination requirements were addressed. To commence the project, several assumptions were made, including the provision of a Site Feature Survey, detailed development plans, relevant geotechnical information and any existing council or certifier correspondence. This information enables us to undertake accurate assessment, design and certification throughout all project stages.
Scope of Works
JC Engineers’ scope included the full suite of Operational Works design and supporting reports required for subdivision approval. This began with a detailed desktop review of all existing documentation, survey data and available Sunshine Coast Council records. Our engineering team then prepared a Detailed Earthworks Design illustrating proposed cut and fill requirements, as well as any retaining walls up to 1 metre in height. An Erosion and Sediment Control Plan was produced in accordance with best practice standards, along with a Stormwater Management Report and Concept Design confirming lawful discharge and compliance with QUDM and council development policies.
Further civil design works included sewer and water connection designs to meet SEQ Water Supply and Sewerage Code requirements, as well as residential-standard crossover and driveway concepts. A Swept Path Assessment for a B85 vehicle was undertaken to confirm compliant access and manoeuvrability. All design components were drafted in detail, issued for client review and finalised following amendments, with engineering compliance statements and technical summarising letters provided for recordkeeping and certification.
In addition to design works, the team prepared and managed the Code Assessable Operational Works application for the subdivision. This included preparing code responses to demonstrate compliance or provide suitable performance-based justification where required. Our team coordinated the application process through to decision notice, managing communication and submissions to council on behalf of the client. Project management services were also included, covering the development of a Construction Management Plan, design coordination and ongoing oversight to ensure all engineering disciplines and project components aligned throughout the lifecycle of the subdivision.
